HOW DOES IT WORK?  

You will have 180 days from the purchase date to complete your class, and you may log in and out as often as you wish. However, you must complete the class before May 31, 2014 to receive continuing education credit for the 2012-2014 license renewal cycle.

Upon your completion of the course, the REALTORS® Educational Institute will provide a transcript to the Pennsylvania Real Estate Commission on your behalf.

Commercial Finance and Investment Analysis
A brief history of the savings and loan industry progresses into present commercial real estate financing practices. The different types of financing available to commercial properties and their characteristics are explained in detail. Investment evaluation methods including property comparison, appraisal, capitalization rates, and the time value of money are also covered. This course is good for the 2012-2014 cycle.

Commercial Leases
This course analyzes the typical provisions of office, retail, and industrial leases. Formulas used to calculate rent, key negotiation points, and technical issues unique to industrial leases are also covered in great detail. This course is good for the 2012-2014 cycle.

Commercial Sales and Exchanges
Aspects of the commercial sales transaction and tax deferred exchanges are covered in great detail. You will learn the essential elements of the contract, closing procedures, and documentation in a commercial sale along with the benefits and requirements of a tax deferred exchange. Methods of Residential Finance
All of the various forms of residential real estate financing; including conventional, FHA, VA Loans, loan assumptions, purchase money mortgages, alternative financing are explained in this course. Also covers legislation relating to financing. This course is good for the 2012-2014 cycle.

Pennsylvania Commercial Module
The purpose of this course is to provide recently licensed standard salespersons with a high level of knowledge and understanding regarding key areas of real estate practice. This Commercial Module develops key areas in which a salesperson engaging in brokerage and/or management of commercial properties would be expected to be proficient. When taken along with the 7-hour General Module, this 7-hour course meets the 14-hour continuing education requirement for a salesperson taking continuing education for the first time.

Pennsylvania General Module

This course is required to be taken by all standard salespersons taking continuing education for the first time. An additional 7 hour Residential or Commercial module must be taken for the first renewal. The content focuses on content applicable to all salespersons and covers the following important topics:
  • Duties of licensees
  • Closing costs
  • Agreement of sale, addenda, and special clauses
  • Title reports
  • Zoning
  • Agency relationships and representation agreements
  • Environmental concerns

Pennsylvania Residential Module

This course or the 7hr Commercial Module are required to be taken by all standard salespersons taking continuing education for the first time. Pricing Property to Sell
Presents methods and principles for pricing property. Covers pricing compared to appraisal, basic concepts of pricing property, principles of value, approaches to pricing property and application of the market data and replacement cost methods.

Course covers types of tax benefits for homeowners and how to calculate the taxes that will impact the purchase of a home.

Ethics in Real Estate (V7)

Ethics in Real Estate covers the NAR Code of Ethics and reviews case studies pertaining to the code. Sample scenarios are included as a decision making practice for licensees. This course will insure that real estate professionals have a strong understanding of the National Association of REALTORS® (NAR) Code of Ethics and understand the difference between ethical and unethical behavior.
